The Breakdown on Listing and Selling Fees

Real estate listing fees are comprised of two fees, one each of the Listing and the Selling sides. Together, these two fees make up the traditional 5-6% listing fees commonly known to sellers. 

Traditionally, the seller pays for both fees. 

NOTICE: California law states that listing fees cannot be fixed between brokers and may be negotiated by the party paying the fee. 

1% listing Fee

Most brokers accept an equal fee on both sides of the transaction, which is typically 2.5% each, for a total of 5.0% commission cost to the seller.

However, for a limited time, HallDoran Realty is offering a 1% listing fee on the listing side.

Selling Fee

While it is common for the seller to pay the 2.5% buyer's broker fee (buyer's agent), others will pay a lower fee of say 2.0%. Per California law, the seller gets to choose the fee the buyer's broker receives.

Some sellers will elect to pay the higher 2.5% fee as they believe it may motivate the buyer's agent to show their property.

Ultimately, it's your call.

The buyer agent's duties and tasks are slightly lighter than the listing agent's, and includes:

  • Show their clients as many properties as they wish to view
  • Write and present a purchase offer
  • Coordinate inspections
  • Negotiate repairs
  • Keep their client on task
  • Aid in the closing process
