We will perform a market review of similar properties in similar areas. We will also consider historical trends, current events, and real estate forecasts that may influence the prospective rental rate for your property.

Tenants will complete our standard application which includes a comprehensive credit and background search.

All animals are screened by a third party vendor to help identify fake service animals and problem pets. We love pets, but we don't want irresponsible pet owners damaging your property.

Preparation and execution of Texas compliant leases.

We will collect first month's rent and deposits/fees, and distribute per agreement.

You will receive a copy of all executed documents including leases, addendums, and notices.

Renewal fee is based on 12-month minimum lease extension; or $99 for a 6-month lease extension

Preparation and execution of Texas compliant leases.

We promise that you will NEVER have to pay 2 leasing fees in the same 12 month period. Now, the only exception would be a federal military relocation, or any other early termination clause required by the state which are out of anyone’s control, but outside of that we guarantee your tenant will stay 12 months, or we will find a replacement at no additional charge.

We will assist the tenant with transfering utilities into their name, and provide information on other area services.

Tenants are able to report any maintenance or repair items online through the tenant portal, complete with photos.

We will coordinate and verify the completion of any maintenance and repair projects. Smaller invoices will be paid from owner's reserves; larger invoices will be billed directly to owner.

We maintain a $1,000 reserve fund for each property.

We will collect the monthly rent and all deposits/fees, and distribute per agreement.

All tenant and owner funds, including collected rents and security deposits, are held in a trust/escrow account, where we provide monthly account reports. Owners can access their account via the Owner's Portal anytime online.

We will send you year-end reports which will aid in your tax preparations.

You will receive a copy of all executed documents including leases, addendums, and notices.

Quick and easy access to all documents and accounting, and tenants can even pay their rent online.

Twice a year, we will perform an onsite evaluation of the property and provide a report with photos identifying anything that may be an issue.

Each property will receive 6-months of HVAC filters twice a year.

We are proud of our comprehesive screening process and tenant oversight; however, if at any time we are in a position to have to evict your tenant, we will cover the costs of filing for all of the court appearances involved with evicting a tenant. Attorney fees are not included.

If you are not happy with our services, you can end your contract with a simple "no questions asked" 30-day notice.
