LEASE SIGNING & MOVE-IN
HallDoran Realty & Property Management utilizes attorney-approved leases supplemented with house rules, property-specific addendums, and required legal disclosures. These documents are thoroughly reviewed with each tenant prior to move-in, along with the property’s condition reviewed and documented. All bases are covered.

RENT COLLECTION
Rent collection is often the most stressful part of owning investment property. With our tenant reminders and tenant portal, rent is collected on time. We offer each tenant various methods of paying their rent, with options such as check, ACH (direct deposit), electronic bank transfer or credit card. Security deposits and rental payments are placed into an escrow account and reconciled monthly.

PERIODIC INSPECTIONS & NOTICES
Absentee owner? No problem! We perform regular property inspections on your behalf and provide you with written reports complete with photos summarizing the condition of your rental property. On your behalf, we will send necessary notices, such as notice for change in management, late rent, property compliance, or breach of lease.

REPAIRS & MAINTENANCE
Maintaining and repairing your investment property couldn't be easier. With our team of specialized vendors, your specific repair is handled by experienced and licensed (when applicable) professionals.
Our property management team is alerted immediately whenever a tenant reports a necessary repair using their online tenant portal. The entire repair is documented and available for your viewing through the owner’s online portal.

FINANCIAL REPORTING
You will receive monthly statements for your rental property(ies). Each property and owner will have access online through the owner’s portal to review records such as rental payments, leases and notices, inspections, repair requests and resolutions, and scanned receipts for work done. At the end of the year, you will receive an annual statement for your rental property along with a 1099 for tax purposes.

TENANT EVICTION
Your investment is our priority. As such, in the unfortunate event that a tenant needs to be evicted, we will do such in accordance with Texas law. Your unit will be quickly turned over with any necessary repairs, cleaning and redecorating completed by our dedicated and vetted vendors. Coordinating the activities necessary are part of the services covered in our management contract. Upon completion, we will market the property, screen, and lease to a new tenant.
